As 2025 comes to a close, we reflect on a year marked by progress, new ideas, and closer collaboration with the real estate and finance communities across the UK. It has been a year shaped by meaningful conversations, product breakthroughs and research that have helped the market understand some of its most pressing challenges.

A significant product milestone: launching Market Analyser in the UK
One of our biggest highlights this year was the launch of Market Analyser, our new platform designed specifically for UK Build-to-Rent professionals, developers and policy-makers. It brings together instant market insights, affordability metrics, in-depth analytics, local reports and renter demographics, all in one platform.
Since its launch at the start of the year, Market Analyser has become a core part of how many of our clients identify target locations, underwrite rental values and benchmark portfolio strategies. We continued to strengthen it with new capabilities, including the Planning pipeline feature, which provides users with a clearer view of development activity and supply dynamics across their target areas.

Turning every client interaction into new opportunities: the Property Lead Engine
At a global level, this year marked one of our most significant milestones with the launch of the Property Lead Engine. Powered by property intelligence and AI, the platform combines lead capture, client engagement and nurturing, and advisory services into a single, integrated workflow. It enables finance and real estate professionals to turn insights into real business growth.
The feedback so far has been overwhelmingly positive. Clients highlight the customised insights, the AI-powered smart triggers that create opportunities and the interactive property experiences that nurture, engage and convert.

Spending limits: Our analysis launched and presented during MIPIM 2025 highlights how highly localised affordability metrics can help identify not only areas under housing stress, but also areas with market opportunities.
Who lives in Build to Rent? 2025 offered the most up-to-date view of BTR renter demographics, drawing comparisons with the wider private rented sector and helping developers and investors better understand the communities they serve.
Understanding the UK cladding crisis traced how valuation adjustments, sales volumes and buyer behaviour evolved in affected areas. It highlighted both the progress made and the challenges that remain for the industry.

In November, we hosted an insightful webinar with InsTech and MIAC Analytics, focusing on How climate risk is reshaping property values and portfolio risk. It examined how flood and subsidence risk influence valuations, portfolio decisions and long-term strategies across the UK.
Our regular Housing Market Outlook sessions hosted by the Dataloft team continued to guide estate agents through fast-changing conditions, providing clear and practical takeaways.

We also attended over 20 industry events across the UK and abroad (MIPIM, EA Masters, ARL Conference, among others) and strengthened our ecosystem of partners with 10 new partnerships, helping us support more organisations and bring a richer understanding of the market to the sector.
