Charles Constantin, Directeur d’Immo Plus SA, spécialiste du courtage et du conseil immobilier en Suisse romande, s’est prêté au jeu de l’interview et nous explique pourquoi il a fait le choix de PriceHubble pour soutenir ses campagnes de prospection avec des données de marché fiables et précises.

Bonjour Charles ! Pouvez-vous nous présenter vos activités en quelques mots ?

Immo Plus est un spécialiste du courtage et du conseil immobilier pour la Suisse romande, fondé il y a plus de 35 ans.Nous sommes experts dans la revente de biens immobiliers et avons également une seconde activité de promotion immobilière et de vente sur plans. Un accompagnement sur-mesure du client dans son projet immobilier est au cœur de notre ADN, tant d’un point de vue qualitatif que quantitatif.

Plus personnellement, j’ai la double casquette de Directeur d’Immo Plus SA ainsi que de DIR SA (notre activité de développement Immobilier Romand). Je manage donc l’équipe et l’aide à atteindre ses objectifs, notamment en mettant à leur disposition les formations et outils les plus performants.

Quels étaient vos besoins en termes de données et d'estimation immobilière ?

Nous réalisons plus d’une centaine de prospections par an pour permettre à nos prospects vendeurs de vérifier quelle est l’évolution des prix sur leur bien (mais également et surtout sur les biens comparables au leur). Nous avions donc besoin de données immobilières fiables et ultra précises pour ces campagnes de prospection.

Avec des données de marché impartiales, les propriétaires peuvent réellement mesurer l’attractivité de leur bien. Ils peuvent visualiser très précisément les points forts et les nuisances éventuelles qui peuvent influencer le prix (la luminosité, le bruit, la vue, les services à proximité etc...). Le prix qu’ils demandent doit correspondre au prix du marché !

En quoi PriceHubble était différent des autres solutions que vous avez pu tester ?

C’est en premier lieu le rapport humain qui a fait toute la différence. Nous avons eu depuis le début un excellent contact avec votre équipe, pour nous le relationnel est très important. Nous avons aussi beaucoup apprécié votre approche de startup : votre outil est très évolutif et l’équipe toujours disponible pour répondre à nos besoins.

Grâce à la personnalisation du dossier d’estimation pdf, le client identifie rapidement notre agence avec les pages de couverture et de fin de rapport. Cela fait une vraie différence pour nous en termes de marque et de relation client. Le courtier peut sélectionner les informations intégrées au rapport et transmises au client pour répondre spécifiquement à sa demande, il n’est pas noyé sous les informations.

Au quotidien, quelles sont vos utilisations concrètes de nos solutions ?

Nous travaillons avec PriceHubble depuis septembre 2019 ! Pour nos courtiers au quotidien, PriceHubble procure beaucoup de confort. En quelques clics ils obtiennent un
support très complet pour leur analyse de projet. Mais surtout en utilisant l’outil, les courtiers montent en compétence pour mieux maîtriser les estimations.

Nous utilisons tout d’abord le lead fisher - qui sur notre site a généré plus de 40 estimations en un an (sur toute la Suisse).

Vis-à-vis de nos clients vendeurs, nous utilisons PriceHubble comme un logiciel à disposition des banques pour l'octroi des crédits : via le rapport d’estimation qui lui est transmis, le propriétaire prend conscience en toute objectivité du montant de l'hypothèque qui peut être obtenue par les banques. Si jamais son bien est supérieur à ce montant, il doit être assez attractif pour que l'acquéreur soit prêt à mettre des fonds propres supérieurs. C’est donc très utile pour trouver le point d’équilibre entre le prix espéré par le vendeur et le prix réel du marché.

A la marge, nous utilisons PriceHubble pour nos activités de promotion au stade de l’étude de projet : quand l’architecte a réalisé le découpage des lots mis à disposition, nous faisons une estimation pour obtenir les prix de chaque lots et lancer notre étude de marché.

Et comment réagissent vos clients face à ces nouveaux outils ?

Quelles que soient les informations finales sélectionnées par le courtier pour être intégrées dans le rapport, nos clients apprécient toujours la qualité du contenu.

Le fait de pouvoir partager l'estimation soit via un lien url, soit en version pdf permet de s'adapter aux différents profils des clients et c’est quelque chose qu’ils apprécient beaucoup.

Pour conclure, recommanderiez-vous à vos collègues agents et mandataires d'utiliser PriceHubble ?

En interne toute l’équipe a été convaincue par l’outil. J’en parle donc volontiers aux autres courtiers quand j’en ai l’occasion pour qu’ils tentent eux aussi l’expérience !
